Description

This 2.51-acre parcel in Lake Wales, Florida is located inside the well-known River Ranch community, a massive recreational area spanning roughly 44,000 acres. Zoned RC (Recreational / Conservation), this property is not intended for traditional residential use. RV’s ARE ALLOWED, and tiny homes are allowed only if they are non-permanent structures. This land is designed strictly for outdoor recreation, making it ideal for camping, hunting, fishing, trail riding, ATVs, buggies, and other off-road activities. Permanent structures, houses, manufactured homes, and any permanent living structures are not allowed, preserving the natural recreational purpose of River Ranch. There are no restrictions on how long you can stayyou may live on the property as long as you want using an RV or approved non-permanent setup.

This is raw, unimproved recreational land with no public utilities available. Electricity is handled off-grid, and many landowners rely on generators, solar panels, battery systems, or wind generators if power is needed. Water wells and sewer/septic systems are NOT allowed to be installed on this property. RVs must be fully self-contained, meaning all water supply and wastewater must be handled within the RV itself. Access to River Ranch is controlled through a guarded gate, and ownership requires a River Ranch membership, with dues of $175.

Here’s the straight answer about water and wastewater in the River Ranch area. There is no public water service and no public sewer service available to individual lots. Unlike traditional vacant land, private wells and septic systems are not permitted to be installed. Most River Ranch landowners rely on self-contained RV systems, hauled water, or portable water solutions that comply with River Ranch rules. Because permanent utility systems are not allowed, River Ranch is best suited for off-grid recreational use, not residential development.

Even though this property is all about recreation and privacy, basic services are still within driving distance. Wild Florida Adventure Park

Wild Florida Airboats, Gator Park & Drive-thru Safari celebrates 10 years of airboats, animal encounters, and adventure by giving everyone free weekday admission to their iconic Gator Park through the month of October with a canned food donation.

2020 marks Wild Florida’s 10th anniversary and, to hail this notable landmark, the popular Osceola County attraction is celebrating in suitable style. With tin and aluminum traditionally being associated with a 10th anniversary, it plans to collect much-needed tinned food contributions that will be donated to local food pantries to help families in need.

Wild Florida opened on Lake Cypress in Kenansville in 2010, with a focus on educating visitors about Central Florida’s bountiful natural resources. Starting off with a 14-acre Gator Park and airboat tours, the mission has expanded to include its Drive-Thru Safari, but still continues to inform guests about protecting and conserving Florida’s diverse ecosystems with its non-invasive, immersive airboat rides and hands-on animal interactions.

“Hard to believe 10 years have gone by,” says Sam Haught co-owner and founder of Wild Florida. “We had a vision of bigger things to come, but none of us thought Wild Florida would be a 285-acre adventure park in such a short time.  Mostly we’re thankful to everyone who has helped us make it happen. “

Admission to the Gator Park is normally $10 per adult and $8 per child, while Florida residents can visit for just $5 per adult and child. On weekdays during October, Gator Park admission will be free for everyone, regardless of residency, with that canned donation for a good cause.

Wild Florida offers a variety of interactive experiences, hands-on animal encounters, and adventure packages that let guests explore Florida’s natural wildlife. Learn more about all the offerings at WildFL.com.
